We’ve compiled a list of frequently asked questions to help guide you through your journey to finding your dream property at Estates at Fieldstone Grove. If you don’t see your question here, we’re always happy to connect with you directly.
1. What are the lot prices?
Lot prices can be found in the “Lot Info” section, which shows a picture of each lot, its size, and a few notes about its location, views, and landscaping. Remember, you can finance your lot purchase with us with just 35% down, 30% due the following year, and the remaining balance due in the third year—no interest or carrying costs. Prices for lots start in the $50,000 range and increase depending on factors such as location, size, and any improvements made to enhance the lot’s appeal.
2. What is the water supply?
Water Supply: Many acreages or rural subdivision lots require you to drill a well for your water supply. This can easily add $30,000 to the cost of your new home. At Fieldstone, we have secured a formal agreement with the Town of Moosomin to supply our development with RO water at no additional cost to you. This means you never have to worry about your well going dry or causing problems. You may, however, drill a well on your property for outdoor use, such as watering, as long as local guidelines are followed.
3. What about sewage?
Sewage Regulations: Each household will use either a septic tank with a field or a holding tank only, depending on the size of the lot and its proximity to the lake. We have signed agreements with local septic haulers, as well as the Town of Moosomin, to haul the effluent to the town’s lagoon. We also have a local, reputable septic tank dealer/installer to take care of your needs in this regard.
4. Is there an HOA?
HOA: Almost every subdivision in the country has an HOA fee attached to the property. This fee is designed to help cover the costs of maintaining the 30+ acres of common spaces, which include hiking trails, the lake, the beach, and the roads. Once 50% of the lots are sold, the homeowners themselves take over managing the collection and expenditures of this fee. At only $100/month, it is by far one of the lowest fees in the province!
5. Will the lots have gas and power?
Natural Gas and Power: Yes, each lot is serviced by both underground power and gas lines that run along the street. Hookups to these utilities are the responsibility of the homeowner.
6. What kind of security will be in place?
You will feel very content and secure living here at Fieldstone, as entry to the property is through remote-controlled gates. Don’t worry—you can easily allow family or friends access at any time, and school buses and all emergency vehicles have full access. Our pet policy is the same as the Town of Moosomin’s; you can read more about it on their website. All dogs must be on a leash when not enclosed within your own property.
7. How long do I have before I need to start building my home?
Everyone who purchases a property at Fieldstone will have at least three years to begin building their dream home. Even if you finance your lot through us over three years with a 35% down payment, you will still have an additional three years to start your build.

8. Are there building guidelines?
Everyone who purchases a lot in Fieldstone must agree to build within the guidelines of our “architectural controls.” Every subdivision has these controls in place to ensure that all new homes and any outbuildings contribute to the natural beauty of the area, therefore helping to maintain property values. Our architectural controls are simple and not overly restrictive, allowing you the freedom to build to suit your personal preferences while still maintaining a consistent set of guidelines. All buildings must adhere to local and provincial building codes. Due to the winding roads and mature trees throughout the property, it is not possible to bring in pre-built RTM-style homes; therefore, all homes must be built on-site.
​ 9. What vehicles are allowed in the Estates at Fieldstone Grove Standard public road regulations apply within Estates at Fieldstone Grove. Golf carts are permitted throughout the community, supporting a relaxed, resort-style atmosphere. ATVs and snowmobiles may use roadways solely for entry and exit—not within green spaces.
